I'm doing the same thing, putting lipstick on the pig (doll up the house). I can undersell everyone and still walk away fat and renting while rome burns. Anyone who bought in 05 is locked for 10 yrs or sending in jingle mail (mailing house keys). I see a perfect storm too (that is why we closed all retail operations in 06, the cake was baked at that time).
